What is a Real Estate Buyer's Agent?

A real estate Buyer's Agent represents the consumer (Client) who is purchasing a property in a real estate transaction. This agent owes full fiduciary responsibilities, duties and loyalty to the real estate buyer. The Buyer's Agent works for the Buyer and has the client's best interests in mind through out the entire real estate purchase process.

  • Evaluation of  the specific needs and wants of the Buyer (client)to locate properties that fit these specifications.

  • Assistance  in determining the amount that the Buyer can afford (mortgage pre-qualification) and showings of properties in the price range and in area(s) that the Buyer desires.

  • Scheduling of appointments for viewing properties and either accompany the Buyer (client) on the showings or preview the properties on behalf of the client.

  • Research of selected properties to identify any problems or issues to help the consumer in making an informed decision prior to making an appropriate offer on the property.

  • Advice to client on structuring an appropriate Offer to Purchase the selected property.
     
  • Presentation of  the offer to the Seller's (listing) Agent on the client's behalf.

  • Negotiation on behalf of the Buyer (client) to help obtain the identified property. As the Buyer's Agent everything  will be done  with the Buyer's (client's) best interests in mind.
  • Review of and explaination of  legal documents to the Buyer (client).

  • Recommendations and offer of assistance, if needed, to secure appropriate financing for the selected property.

  • Provide a list of potential qualified vendors for pest & home inspectors, attorneys, mortgage lenders, home repairs, etc. as these services are needed by the client.

  • Respond honestly and accurately to all questions and/or concerns. 

  • Search for available properties in  MLS databases, both resales and new construction,  for homes appropriate for the buyer's desires.
     

  • Show suitable homes, specifying strengths and weaknesses.
     

  • Provide guidance on best property values.
     

  • Advise on local requirements for professional property
    inspection and warranties.

  • Provide information for any services requested.
     

  • Arrange for property inspection and pest inspection.
     

  • Confirm that needed corrections or repairs to the property have been completed.
     

  • Research and analyze comparative financial data on neighboring properties.
     

  • Offer broker opinions on value of properties under
    consideration. 

  • Consult and advise on appropriate "offers to purchase".
     

  • Submit an offer promptly to listing agent.
     

  • Consultation and advise on a counteroffer.
     

  • Assistance in choosing the closing attorney.
     

  • Review of HUD-1 settlement statement for accuracy.
     

  • Retain strict confidentiality in every aspect of the transaction.

Who pays the Buyer's Agent?

In most cases the Buyer's Agent is compensated by sharing the commission that the seller has already agreed to pay their agent. The buyer  receives representation at no additional cost. 

Even in the case of new homes, the Sales Rep's in the Model Homes are highly trained representatives for the Builder, and are there to sell you their homes. On the other hand, a Buyers Agent will look out for your best interests, show you the entire market, and be paid from funds the builders have already set aside to market their homes.

Most importantly, the buyer would know that they are fully represented throughout the entire real estate transaction. After all, in most cases the seller is represented!!
